Roofers are required by NJ law to have both Liability insurance up to $2M per project, and Workers Compensation insurance. Ask the sales person what the charge is for extra plywood, should your roof decking, skylights or chimney repairs require more than 3 sheets of plywood?

MAGNIFICO® does not price gouge our customers like some of our competitors. We provide three sheets of 5/8” Thick, 4’x8’ plywood FREE for basic repairs in the roof quote. If additional plywood is required, we charge a nominal fee of $80. Per sheet of 5/8”TH 4’x8’Plywood. That price includes installation labor. If your roof is constructed of tongue and groove planks which are ¾” thick, we charge a nominal $100. per sheet of 3/4”TH 4’x8’Plywood

It’s important to know that a new roof is comprised of a system of authentic, state-of-the-art components, not just the shingles. Our quotes list only authentic roof system components associated with the shingle system brand you select. We are experienced in installing any shingle brand, but we recommend top rated brands such as GAF®, Owens Corning® and DaVinci® Roofscapes.

Should I be required to pay a roof contractor a 33-50% deposit upon contract signing?

Accepted Answer

NO!  MAGNIFICO Roofing and Siding only charges a flat $1000. good faith deposit, as we will be incurring risk to pay for your materials and schedule your project as a priority on our work calendar. Many roofing and construction companies charge 33-50% deposit upon the signing of the contract, and often require staged payments during the project. For standard roofing projects, MAGNIFICO only asks for balance due payments upon project completion when the customer is 100% delighted.

Do roof system estimates typically include gutter systems and leaf guards?

Accepted Answer

Typically no. Custom seamless gutter systems are priced separately, as are leaf guard gutter toppers. MAGNIFICO® does offer special bundled price incentives for custom seamless gutter systems that are purchased when a homeowner purchases a roof system. The complete gutter systems include 5” or 6”wide seamless gutters, leaders and downspouts.The aluminum leaf guards are an option.

Why do some new roofs have different colored shingles on the peaks or ridges of the roof, that don’t match the overall roof shingle color?

MAGNIFICO® only uses the same brand / color of ridge cap shingles as the main roof shingle brand / color to ensure a perfect color match and best curb appeal! Other roofers may buy a different brand / color of ridge cap shingle that doesn't match the main roof shingle color.

Does a new roof include the repair of a damaged chimney crown or loose bricks, or a new chimney base enclosure?

Accepted Answer

Cracked chimney crown cement, or loose bricks are masonry repairs, and are not included in the price of a new roof system. MAGNIFICO can offer these mason services to make repairs for a nominal extra charge. But the chimney base where it intersects the horizontal roof plain is a critical component of any professional, high quality roof installation. MAGNIFICO replaces any rotted wood around the chimney base, installs new step flashing and ample ice and water shield, and then protects the entire chimney base structure with a custom fabricated aluminum counter flashing enclosure that is inserted into a notched slit in your chimney brick, and locked in place with silicone sealant. Make sure your roofer includes a description of what work is provided around the chimney base to ensure there are no leaks in your new roof!

Do I need to keep my round PowerVent roof fan if I get a new ridge vent system installed?

Shingle manufacturers recommend that you remove the power vent unit if installing a ridge vent system along the entire length of your roof ridge. Most people also do not prefer to have the additional hole in their roof for the power vent, as it’s just another penetration that may result in leaks. MAGNIFICO recommends that we remove the power vent when installing the much more effective rolled ridge vent system.

This is not true. A quality roofing company can install a new roof around existing skylights. Price should not be the sole factor in your decision on which roofing contractor to use. Get at least three references form the roofer, and be sure that their quote includes authentic, all of the same brand materials, as well as your warranty information included in the contract before you sign it. Signing a roofer’s contract without a great Material and Workmanship warranty is a risky investment!

What do we have to do to prepare for the project to begin?

1- Homeowners should place a plastic painter's tarp over anything of value in your attic, as there may be some minimal dust and small bits of debris that fall from the roof decking into your attic, during your old roof removal process.  MAGNIFICO does not come into your home when installing a new roof system, so it's the homeowners responsibility to cover and protect your personal belongings in the attic.  2- All vehicles should be removed from your driveway and parked on the street, making room for the dumpster delivery. (No worries, we protect your driveway!)

We have ornamental trees, brand new windows, new siding, new AC unit, and new solar power converters on the sides of our house? How do you prevent any damage to our property?

Accepted Answer

MAGNIFICO uses a combination of plywood sheets to protect AC units, solar converters and windows, as well as durable tarps that are stretched from your roof edge over delicate ornamental trees, and staked into the ground. Roof debris slides safely away from your home, into a dumpster directly or onto a tarp, where it is collected and manually transferred into the dumpster.
